1.Location and connections

Construction of the Lake Holiday Village is planned to be implemented within about 60 km from Sofia, 46 km of which are along the "Hemus' Motorway. The holiday village will be situated in the immediate proximity (in about 400 meters) to the foothills and in the bottom of Rila National Park and the Ihtiman Mountains. The nearest urban area is the Town of Kostenets (2 km east). The beauty spot of Borovets, an international year-round resort situated at 1,350 meters altitude, is 24 km away from the site along an interurban route. Southeast, a railway station is located within 1.5 km, and within 2 km west a light aircraft operative airfield could be used, up to 4 ground places and a training ground.

 

2.Regional features

The holiday village will be situated to the south of existing natural lake at 680 meters altitude. The region is known for its baineotherapeutic activity for more than hundred years and there aren't any direct industrial pollutants. There is advanced use of healing mineral water 600 meters away from The Lake Holiday Village, in Kostenets Resort.

The climate is especially suitable for the treatment of pulmonary diseases.

Within the one-hour walking distance there could be visited an operative monasteries, churches, archeoiogicai monuments of the culture as well as other places of interest. Along few kilometres to the West of the site there are ancient remains of a road built during the Roman Empire.

3.DESCRIPTION OF THE HOLIDAY VILLAGE

The Lake Holiday Village is planned to comprise 4 groups of apartment houses for permanent and seasonal occupancy.

All groups of residential buildings will be situated immediately adjacent to the water areas and will face Rila Mountains, Balkan Mountains and the lake. Any necessary network systems will be installed in and around the buildings, including detached parking lots, and will be interlinked by pedestrian areas. A parking lot intended for external visitors will be built between Group No, 1 and Group No. 2, and the main pedestrian area will be at the northern part of the lake and will link the pedestrian areas attached to the aforesaid groups of apartment houses.

A fishing zone will be situated within the main pedestrian area on the other side of the residential building groups towards the lake. Fishing will also be possible on the side of the apartment houses adjacent to the lake.

A recreation zone will be situated around the lake and along the river beds whether flowing in or flowing out.

A local wastewater treatment plant will be buiit as well.

There will be built two and three-storey apartment buildings will be depending on the views displayed around.

The apartment buildings are designed and measured for use as residential sections containing one-bedroom suites (including studios) and two-bedroom suites.

Any residential section will be provided with a detached entrance and staircase.
